How we differ from design/build

Like many well-intentioned models, the design–build delivery method originated with a design-led ethos grounded in clear architectural principles. Over time, however, it has often been diluted into a contractor-driven framework in which design is subordinated to cost efficiency and margin optimization for the contractor.

In many design–build operations, the “design” function is neither led by a licensed architect nor necessarily performed locally. Instead, it is frequently outsourced to the lowest bidder—often a draftsperson— resulting in a process where there is no one educated in, or advocating for, the highest integrity of design. Decision-making authority rests with a contractor whose expertise, while essential to construction, is not rooted in formal design training.

The distinction becomes evident in the built outcome. Projects led by a trained and licensed architect demonstrate a sophisticated level of spatial coherence, contextual sensitivity, and design rigor that is difficult to replicate in contractor-led models, where design intent is too often compromised or left wholly unconsidered.
